Visual Inspections
The inspector will do a through observation of the stucco system, noting visual defects, improper instllations, and any signs of possible moisture intrusion. This part of the inspection allows the inspector to make an educated determination of moisture testing locations. All findings during the visual inspectionare detailed in rthe inspection report.
Stucco Repairs
When having your stucco system repaired it is recommended to have a qualified stucco professional to do all the necessary steps to insure a solid, weather proof, and attractive finish. At Steadfast we do not want our homeowners repairs to look like repairs to the untrained eye. We do not conduct repairs ourselves but do know all of the qualified professionals in the area capable of repairing any tough project we come across. We will simply provide the homeowner with a list of companies we recommend using in your area. It is ultimately up to the homeowner on who they choose to do the stucco repair. We do this to help the homeowner avoid spending more time and money for 2nd and 3rd trip repairs done by a subpar trade. The companies we provide are known and reputable throughout the community, professional, and competitive with pricing. We are not liable for any unwarranted work done by the contractor since it is the homeowner’s choice on who they decide to do the work. We strongly recommend scheduling a follow up inspection after repairs are complete to evaluate the new stucco system. This helps the homeowner feel confident in knowing their stucco system is properly sealed and safe from the elements or any other threats that could occur.
Moisture Testing
The inspector will test the moisture in the substrate after the visual inspection. The inspector will determine which areas require moisture testing based on the visual inspection and other potentially vulnerable areas. A moisture meter probe is inserted into 2 small holes (3/16") in a substrate, moisture content and substrate condition is obtained, then the holes are sealed with filler. A colored sealant similar to the exterior paint may be used by the inspector in many cases. If this cannot be accomplished, the inspector will seal holes using a clear, paintable sealant. Accessible areas for moisture testing include places accessible from the ground, a two-story ladder, walkable roof surfaces, or through windows. Areas not accessible or deemed potentially dangerous by the inspector may not have moisture testing conducted.
